Who We Are

Three P Partners is an innovative full service development company with the mission to identify, select, and produce hospitality and other real estate ventures. Our team is proficient at identifying off-market deals and properties where added value is immediate, in addition to traditional brokered and incentivized deals with real estate professionals. The financial goals for the majority of the projects that Three P identifies are immediate cash flow, short-term capital event horizons, low leverage, and limited speculation. Three P goes beyond the simple hunting and gathering of individual properties and portfolios and uses its experience and national network to identify and analyze a wide range of development deals in different geographical markets. Three P creates models, developmental strategies, and aims to fit the return thresholds and financial goals of its members and partners.

Our Team

Stephen Polhill

Mr. Polhill is a Certified Public Accountant and earned a bachelor’s degree and Master’s degree in Accounting from the Terry College of Business at The University of Georgia. Mr. Polhill began his career in public accounting and spent five years with KPMG’s assurance and advisory practice in Atlanta, GA. In 2006, Mr. Polhill exited public accounting and served as Corporate Controller for PlyMart, a large Southeast regional building supply company. In 2008, Mr. Polhill left PlyMart to go to AmeriPark where he served as Chief Financial Officer for eight years. While at AmeriPark, Mr. Polhill was responsible for all accounting & reporting functions, tax, legal and insurance matters, banking and finance, contract negotiation, deal analysis and also led the company through two sales transactions. Mr. Polhill reunited with Patterson and White in 2016 to bring his skill set to real estate development. His focus is on deal analysis and financial modeling, due diligence, tax incentive programs, contract negotiation, legal matters and financial reporting.

Roger ("Chip") Patterson

While a student at Georgia State University, Mr. Patterson founded AmeriPark, a full service parking company in Atlanta, Georgia in 1986. AmeriPark is a full service parking company which provides parking management, valet, ambassador, and shuttle services in multiple industry verticals including hotels, restaurants, shopping centers, mixed-use facilities, hospitals and medical centers, entertainment complexes and arenas, casinos and gaming facilities, residential buildings, office buildings and airports. After nearly 30 years of expanding AmeriPark across the country and becoming one of the leading parking operators in the country, Mr. Patterson sold AmeriPark in 2015 to pursue his passion for real estate development and investment on a full time basis. Mr. Patterson has widespread experience in mixed use urban development, having been associated with dozens of development teams through AmeriPark. Whether it be creation of valet parking at Atlanta Hartsfield Airport, mixed use developments like 805 Peachtree, or conception of full service hotels like the Hotel Palomar in Atlanta, Mr. Patterson’s vision of taking the financial returns beyond the four walls of the parking garage doesn’t end. Mr. Patterson leads organizational design and management, arrangement negotiations, equity sponsorship and sourcing new opportunities.

Matthew White

Mr. White earned a degree in Economics from the University of Mary Washington. He has an extensive background in real estate development, construction, and full service hospitality management. He has owned or been a managing member of over $200,000,000 in residential, commercial, and hospitality related developments over the last 15 years. Mr. White is a licensed general contractor in VA and GA, as well having started and exited entities that included condotels, conference centers, water and sewer utilities, solar, marinas and HVAC companies. Mr. White’s responsibilities include due diligence, project financial modeling, research, design, project management, contractor interview/negotiation, and project closeout.
